What the Diep River property market means for sellers

The headline here is that prices rose while the number of sales stayed flat. The same number of freehold homes changed hands as in the third quarter of 2025, but buyers paid a good deal more for them, with the average sale price up 31.5% to R3 201 389. In the report, Leeann Poggenpoel reads this as a sign of strong demand: more money is going into the suburb even though the number of homes changing hands has not grown.

Land is a big part of the story. The average price paid per square metre of land rose 49.1% to R6 574, even though the average plot sold was smaller than a year ago – 487 m² compared with 552 m². In other words, buyers are paying a premium for the ground a home stands on, not only for the house itself.

The report also points out that smaller, easy-to-manage freehold homes achieved the highest rates per square metre. If you own a compact home in Diep River and have been wondering whether this is a good time to sell, that is a useful signal. Every property is different, though, so the best place to start is a market assessment of your own home.

What it means for buyers

Buyers should expect a higher starting point than a year ago. According to the report, the typical entry price for a freehold home in Diep River has moved into the mid-R3 million range, with competitive bidding for both entry-level and larger homes.

Because the number of sales did not increase, these higher prices reflect more competition for roughly the same number of homes, rather than a bigger market. For buyers, that means fewer homes to choose from at any one time and more people looking at each of them.

How these figures were measured

The figures cover freehold (full title) residential sales in Diep River only. Sectional title units, deceased estate sales, Section 45 transfers, donations and court-ordered transfers were left out, so the comparison reflects ordinary sales between buyers and sellers.
